Job Scope: Shopping Mall - 120,000 sq ft out of 550,000 contract on five malls from Reading, PA to Princeton, IN
Type of Roofing: Ballasted EPDM Rubber Roof and Fully Adhered EPDM Rubber

Many shopping malls have this type of roofing system installed on their roofs right now.

What happened here is simple, the installer didn't ensure a 7” fastener screw was drilled into solid decking. Over time, and after the labor warranty expired, the problem finally showed up.

This roof system did not have a way to install the flashing details needed to counter the black roof pulling so much.

On this site, the EPDM rubber pulled right off the walls.

Seams

This seam looked like it was sealed, but it wasn't.

It does not do any good to just run another bead of caulking without the proper preparation work.

And a new rubber bead is just a band-aid that will pull apart in a short time.

Under Rubber Damage

This plug was not taken next to the above seams, but was taken several feet away and uphill at that.

Roof leakage is not seen until the damaged has already occurred.

Flashing on a Ballasted EPDM Rubber Roof

When a roof has so much pull that it can move hundreds of pounds of rock around on a roof, the flashings are bound to pull away from the walls.

This roof moved the flashings so much that over time as it got old, even the rubber pulled apart.
